Yes. And this is the part that surprises a lot of veterans: there is no lifetime limit on how many times you can use your VA home loan benefit.
I talk to veterans every week who passed on a VA loan for their second or third home because they thought the benefit was one and done. It is not. You can use it twice, five times, or more, as long as you have entitlement available or you get it restored. Your benefit does not expire either. It stays with you for life.
How Reuse Actually Works
It comes down to one word: entitlement. That is the amount the VA will guarantee on your loan, and it is what lets you buy with zero down.
Sell your home and pay the VA loan off in full, and you can apply to have your entitlement restored. Once it is restored, you are back to full entitlement. With full entitlement, there is no VA loan limit. The amount you can borrow with zero down depends on what you qualify for with the lender, not a county cap.
Keep the first home and buy again, and you are working with second tier entitlement, sometimes called bonus entitlement. The VA looks at how much entitlement is already tied up in the first loan and what is left for the next one.
Here is a simple example of the math. Buy a first home for $200,000 and you use $50,000 of entitlement, which is 25% of the loan. In most counties in 2026, the conforming limit used for this math is $832,750, so your remaining entitlement could support a second purchase up to $632,750 with zero down. Buy above what your remaining entitlement covers and you may need a down payment to cover 25% of the difference. That is a gap payment, not a penalty, and for a lot of PCS moves it is still a strong deal.
Can You Have Two VA Loans at the Same Time?
Yes, through second tier entitlement. This is common with PCS orders. You keep the first home, often rent it out after you move, and buy at the new duty station with what entitlement you have left.
Two rules still apply. The new home has to be your primary residence, and you generally need to move in within 60 days. And you have to qualify for both payments on paper. The lender will count both mortgages in your debt picture, so rental plans alone do not make the math work. Your actual income and reserves do.
There is also a one time restoration option if you paid a VA loan off in full but kept the property. You can restore full entitlement once without selling. Use that one on purpose, because you only get it once.
The Cost to Know About on a Second Use
The funding fee is higher on a subsequent use if you are not exempt. For many buyers it is 2.15% on a first use and 3.3% on a later use at zero down. Putting 5% down can drop that subsequent fee to 1.5%. If you receive VA disability compensation, you are exempt and pay zero on every use, first or fifth. Check your Certificate of Eligibility before you assume anything. If a prior loan still shows as tied up after you sold and paid it off, that is usually a paperwork issue. The restoration request may never have been filed, and it is fixable.
The Bottom Line
Do not leave this benefit on the table because someone told you it was single use. Pull your COE, run the entitlement math for your actual situation, and then decide. That is an informed decision, and it beats guessing.

Frequently Asked Questions
How many times can you use a VA loan?
There is no lifetime limit. You can use your VA loan benefit as many times as you have entitlement available or restored, and the benefit never expires.
Can you have two VA loans at the same time?
Yes, through second tier or bonus entitlement. If your first VA loan used only part of your entitlement, the remainder may let you buy a second primary residence without selling the first, subject to lender qualification for both payments.
How do I restore my VA entitlement after selling?
When you sell the home and the VA loan is paid in full, you can apply for restoration of entitlement through your lender and an updated Certificate of Eligibility. If the old loan still shows on your COE, the restoration request may not have been filed yet.
Is the VA funding fee higher the second time?
Yes, for borrowers who are not exempt. It is 2.15% for many first time users and 3.3% on a subsequent use at zero down, and putting 5% down can lower the subsequent fee to 1.5%. Veterans receiving VA disability compensation are exempt and pay zero on every use.
